We ran 125 live map searches from 25 points around Reston and Fairfax. Huling Homes
appeared in none of them. But no one else runs away with it either: 52 different
agents hold a number one spot somewhere on that grid, and the strongest holds nine. This is
an open market, and that is the good news.

star rating, live MLS listings. What is missing is that Google cannot tell where you are. Your

Who is there instead
The strongest name holds nine of 125
These eight names take 75 of the 375 available top-three slots. Carolyn
Young Team leads, and two of the eight name Maryland or Montgomery County in their own Google
listing, which means Google is reaching across the river to fill a gap a Reston agent
should own.

Two offices, two phone numbers. The site also carries (703) 938-5600,
(703) 471-7220 and (703) 691-1400 on various
pages, so a visitor can meet five different numbers depending where they land. Mapping data
lists that Reston street as Sunset Hills Road rather than Sunset Hill Drive, so the
address in your site's code may not resolve cleanly either.
A perfect rating that few people have seen. Review count is one of the strongest
local ranking signals, and the practical threshold is about ten (Sterling Sky). You are
five away.

Your listing pages tell Google they belong to a dead website
This is the most valuable thing in this report, and it is one setting.
Every individual property page on your site carries a canonical tag, which is the
instruction that tells Google "the official version of this page lives here". On all four
listings we tested, yours points at
videla.sites.cbmoxi.com, a different agent's site on the same
Coldwell Banker platform. That site returns 404, Site inactive.

That is why your property pages are crawled but never indexed. It is not your content and

You are already on the right side of that table. Your listings are rendered into your
own pages with correct markup, on your own domain. Whoever set this up did the hard part.
Which is exactly why the canonical is worth fixing rather than shrugging at. You have the
version that is supposed to earn you rankings, and a single tag is signing that value over to a
site that no longer exists. You are paying for the good system and getting the outcome of the
old one.
A note on what we can and cannot see from outside: we can confirm how your pages
are built and marked up, because that is in the page itself. We cannot see which transport your
brokerage uses to pull the data from Bright MLS, because that sits behind their systems. Anyone
who tells you otherwise from a crawl is guessing.

This is your website, and all of it is fixable
Worth being clear about, because it changes what is possible. hulinghomes.com is your own
domain, registered in 2008 and running on WordPress that you control, with your own plugins
installed. Coldwell Banker is your brokerage and supplies the listing feed. They do not own
the site.

Alt text on feed images and the raw listing markup arrive from
moxi.cbmoxi.com. Everything wrapped around them is still yours.
That matters because it means there is no gatekeeper. The nine pages missing from Google,
the five missing town pages, the address mismatch and the missing schema are all changes that
can be made on your own site this month.
The order we would do it in
Eight things, cheapest first
Pick one office and one phone number, then make the website, the Google profile and
every directory say exactly that. Nothing else works properly until this is true.
Ask ten past clients for a Google review. You are at five with a perfect score.
Crossing ten is the cheapest ranking move available to you.
Delete the duplicate Move Meter page. One page, five minutes.
Write five town pages for Reston, Herndon, Vienna, Oakton and Fairfax. That is where
the 9,020 monthly searches are.
Fix the homepage title so it names what you do and where you do it.
Fix the canonical on your listing pages. They currently point at a dead site,
which is why none of them are indexed. Whoever administers the MoxiWorks setup can correct it,
and it is the highest return item on this list.
Get Contact Me and your listings pages into Google. Nine pages are missing from the
index, and a page Google does not hold cannot rank at any position.
Add tap to call to the contact page, and the schema that makes your 5.0 rating
readable by search engines.

Everything in it is documented well enough to act on without us. If you would rather not

First, the foundation
One office, one phone number, corrected across your Google
profile, your website and the directories that carry the old details. Schema added so your 5.0
rating and your address are machine readable. The sitemap rebuilt so it declares all
19 pages instead of 14.
The index problem
Getting Contact Me and both listings pages into Google, which
is where the fastest return is. A page that is not indexed cannot rank at any position, so
this comes before anything competitive.
The town pages
Five pages, one each for Reston, Herndon, Vienna, Oakton and
Fairfax, written for the 9,020 monthly searches those towns generate, with your
listings and your sold history on them. This is the part that compounds.
Reporting you can check
The same grid you are looking at, re-run monthly, so you
can watch the tiles change rather than take our word for it.
Scope and price depend on how much of it you want to run yourself. The honest answer is that
the first two blocks are worth doing whoever does them, and the town pages are where an ongoing
engagement earns its keep. Happy to put numbers to it on a call.

Five stars, a real brand and a real book of business. What is missing is narrow: Google does
not know which town you work, which office you sit in, or which phone to ring. And because
52 different agents are splitting the top spot between them, there is no incumbent to
dislodge. That is a far better position than most agents we audit.
